Small Lot Development
Small lot development makes efficient use of compact sites with low-rise housing forms: dual occupancies, terraces and manor houses, often with subdivision. The NSW low and mid-rise housing reforms are reshaping what is permissible and where, so eligibility is confirmed against the current provisions for each site.
Overview
The State's housing-supply reforms have expanded the low-rise forms that can be delivered on smaller lots in well-located areas. Depending on the site and the current provisions, these can proceed as complying development or by development application, frequently with subdivision to create individual titles.
Because this area is under active reform, the controls that apply to a given lot can change. We assess each site against the provisions in force, confirm the pathway and the subdivision position, and set out the documentation the application requires before any commitment is made.

A CDC where the standards are met, otherwise a DA and Construction Certificate.

Critical-stage inspections across the dwellings, with class-driven obligations where they apply.

Occupation Certificate, then subdivision certificate where new titles are created.
