Demolition

Demolition is regulated work. The demolition of a house or outbuilding can often be approved as complying development where the site is eligible, carried out safely and to the demolition standard.

Overview

Under the Codes SEPP, the demolition of many residential buildings can be approved as complying development, provided the site is not excluded, for example by heritage listing or a conservation area, and the work meets the standards. Where the code is not available, demolition is approved by development application, or as part of the consent for what replaces it.

Demolition must be carried out in accordance with AS 2601, the demolition of structures. Asbestos must be identified and removed by a licensed removalist where present, and the notification, work-hours and waste requirements must be met. We confirm the pathway and the conditions before work starts.

    Eligibility

    We confirm whether the demolition can use the CDC pathway, or requires a development application.

    A CDC for the demolition, or demolition approved as part of a development consent.

    Conditions

    Asbestos handling, notification, work hours, waste and site protection are set out.

    Completion

    The work is carried out to AS 2601, leaving the site ready for what comes next.

Heritage & conservation

A heritage item or a conservation area generally removes the complying-development pathway.

Asbestos

Asbestos must be identified and removed by a licensed removalist, and disposed of lawfully.

AS 2601

Demolition must be carried out in accordance with the demolition standard, AS 2601.
