Enquiry & fee proposal
You send the proposal, plans and site details by phone, email or the enquiry form. We review the scope and issue a fixed fee proposal, same business day where the details are complete, so you have cost certainty before committing.

Eligibility & pathway
We confirm whether the project can use the complying-development pathway under the Codes SEPP, or whether it requires a development application. Where the code route is not available, we say so early and explain the alternative.

Documentation review
Plans, reports and certificates are checked against the applicable standards. We itemise precisely what a complete application needs, so nothing surfaces late. Preparation is where time is won or lost.

Assessment & determination
Assessment is undertaken against the NCC, the Codes SEPP and the applicable planning controls. The certificate is issued where the proposal complies, or the outstanding requirements are set out clearly so the gaps can be closed.

Appointment & commencement
Where we are appointed Principal Certifier, the appointment and Notice of Commencement are recorded on the NSW Planning Portal before work begins, and the critical-stage inspection points are scheduled in advance.

Critical-stage inspections
The mandatory critical stage inspections are carried out against the approved documentation as the work proceeds, each one before the work is covered up. Which inspections apply depends on the building and the approval, and the approval itself can require more, so the schedule is confirmed for your project rather than assumed. Records are kept for the Occupation Certificate.

Final inspection & Occupation Certificate
The final critical stage inspection is carried out, the required certificates and declarations are confirmed, and the Occupation Certificate is issued. The project is complete.
