Certifying in Central Coast
The Central Coast is a single council area formed from the former Gosford and Wyong councils, and until recently it was governed by two separate sets of planning controls. Central Coast Local Environmental Plan 2022 consolidated Gosford LEP 2014 and Wyong LEP 2013 into one instrument, taking effect in August 2022. Older advice and older reports still circulate that reference the superseded plans — worth knowing before you rely on a document prepared a few years ago.
It is also a constraint-dense region. Coastal hazard, lagoon and estuary flooding, bushfire interface and acid sulfate soils all appear here, often on the same lot. We check the current mapping against the Codes SEPP before you commit to a documentation set.

One LEP, two histories
Central Coast LEP 2022 replaced Gosford LEP 2014 and Wyong LEP 2013. If a feasibility, planning report or consultant's advice predates August 2022, the controls it cites may no longer be the ones that apply. We assess against the instrument in force, not the one in the report.
Estuary and lagoon flooding
Tuggerah Lakes, Brisbane Water and the coastal lagoons produce flood behaviour quite different from a river floodplain — long-duration inundation driven by lake levels and entrance conditions. Flood planning levels affect floor heights and construction, and can remove the complying development pathway.
Coastal hazard
The Central Coast has a long, actively managed coastline. Coastal management provisions and hazard mapping affect what is buildable near the beach and lagoon entrances, and are a common reason a coastal proposal cannot use the code route.
Bushfire interface
Large parts of the LGA sit against national park and bushland — the western fringe, the ridgelines and the plateau suburbs especially. Bushfire mapping brings construction standards and asset protection zone requirements, and at higher categories removes complying development.
